GOOD DEEDS BRING GOOD FORTUNE TO CT HOMES RESIDENTS

CT GROUP

How did years of patience and perseverance by both the developer and residents finally bear fruit? Read the full story below!

Few could have imagined that a water spinach pond measuring just 90 m² would leave 500 families waiting for years to receive the ownership certificates for the apartments they had purchased. Yet this is precisely what happened at I-Home, a residential development located in the heart of the former Go Vap District, Ho Chi Minh City, developed by Swiss Holding, a member of CT Homes Group.

The project was completed, and apartments were handed over to residents in November 2017. What should have marked the beginning of a fulfilling new chapter of homeownership, however, was followed by an unexpected obstacle in the process of obtaining ownership certificates. The issue stemmed from a water spinach pond of approximately 90 m², dating back to the 1980s, which was situated within the project site but had not been reflected in the documentation when the developer acquired the project. It was only during a subsequent land survey conducted for the issuance of ownership certificates that a discrepancy was discovered between the actual measurements and the land-use rights certificate, covering the entire 6,000 m² site. What initially appeared to be a minor discrepancy turned out to involve numerous legal regulations introduced over different periods, prolonging the process of resolving the legal issues for years. The matter required hundreds of meetings at various administrative levels, while the developer faced considerable pressure from some residents.

“Not everyone has the patience to wait. Some residents grew anxious, others expressed frustration, and some even sold their apartments or returned them to the developer. Throughout this prolonged process, the company had to face criticism, misunderstandings, and considerable setbacks, despite its efforts to do what was best for the residential community, efforts that were not always recognized. Nevertheless, CT Homes remained determined to resolve the outstanding legal issues, recognizing that behind every ownership certificate yet to be issued lay a family’s hard-earned savings, plans left on hold, and the hope of finally enjoying the security and peace of mind that come with homeownership”, shared Ms. Ngo Thi Thu Thuy – Deputy CEO of CT Homes.

Joy Finally Comes Knocking

On the morning of October 8, 2026, the atmosphere at the developer’s office was particularly special as CT Homes held a ceremony to hand over the first batch of apartment ownership certificates to residents.

Among the first residents to receive her ownership certificate, Ms. Dang Thi Phuong Yen could hardly contain her emotions: “Today, finally holding the ownership certificate in my hands, my family and I are overjoyed. We can now move forward with our financial plans.”

Sharing the same joy, Ms. Nguyen Thi Hien expressed her gratitude to the developer after years of waiting: “I am truly delighted and would like to thank the developer for remaining responsible and persistent throughout the years, ensuring that residents could finally receive the ownership certificates we had been waiting for.”

Good Deeds Are Rewarded – A Happy Ending for Those Who Never Gave Up

Looking back at the project’s initial launch, I-Home was then known as “Beloved Home” and was offered at just VND 999 million per apartment. This was an exceptionally attractive price for a development in the heart of the former Go Vap District, featuring a French-brand swimming pool and a French-brand supermarket within the complex. The developer could have priced the apartments above VND 1 billion but deliberately kept them below that threshold, enabling buyers to qualify for the VND 30 trillion financing program available to apartments priced under VND 1 billion. At the time, each household only needed to make monthly payments of approximately VND 4-5 million.

From an initial price of just VND 999 million, some I-Home apartments were recorded as having resale prices exceeding VND 3 billion by 2025, representing more than three times their original selling price. With ownership certificates now being issued, property values could potentially increase further.

For residents who have stayed with I-Home since the very beginning, what is especially meaningful is that, after so many years of waiting, they still have a familiar home while also witnessing the value of their property increase over time. And when the first ownership certificates were finally handed to them, their joy was multiplied.

In Eastern philosophy, the saying “Good deeds are rewarded” reflects more than simply a belief that good things will eventually happen. It embodies a simple yet enduring principle: live responsibly, do what is right, and remain steadfast in one’s convictions, and in time, those efforts will be rewarded. The story of I-Home stands as a testament to this philosophy.

After nearly a decade, the first ownership certificates have finally reached the hands of I-Home residents. For those who patiently waited all these years, this long-awaited milestone is a heartwarming affirmation of a timeless Eastern belief: Good deeds are rewarded.
